Cap Ex Advisory Group served as Specialty Consultant for Nexus-Woodbourne Family Healing, a nonprofit offering mental health and residential treatment for youth on a historic campus in northeast Baltimore, Maryland. Cap Ex guided the nonprofit through a master plan and assessment of campus infrastructure to prioritize capital investments in response to evolving service needs. Cap Ex initiated a Request for Proposals for a Master Planner, selecting Hord Coplan Macht Architects to develop a campus master plan. Cap Ex provided oversight throughout the process, facilitating the plan’s development and ensuring alignment with project goals. Concurrently, Cap Ex facilitated a Property Condition Assessment (PCA) and Environmental Site Assessment (ESA) by Bureau Veritas, which identified urgent repairs and informed long-term capital planning. Finally, Cap Ex engaged a historic consultant to consider opportunities and constraints given the campus’s historic nature. The final master plan outlines phased renovations to residential, educational, and administrative facilities, focusing on safety, operational efficiency, and therapeutic environments. Key improvements include building system upgrades, structural repairs, and site enhancements to provide a modern, trauma-informed space for youth and families. These improvements aim to enhance the healing environment while addressing the campus’s pressing needs for modernization and growth.
